How to short sale your home

Many people today owe more money on their home then they can sell it for. What do you do if you need to sell because you can't afford your mortgage anymore and are facing foreclosure or because you have been transferred out of the area. Don't panic there is help out there and many people willing to help you. Where do you start?

The first thing you should do is talk to a real estate short sale attorney that specializes in short sale negotiation. Ask around for referrals and check the closing percentages of the firm. Most firms charge a consultation fee but it is well worth it because they should be able to best guide you as to what to do with your home.

Second, interview real estate agents that have done and have experience with short sales. Ask them how many they have closed. It is very important to work with someone who knows what they are doing and is keeping up with the ever changing short sale market.
